Saint Aubyn Homes. Saint Aubyn Homes is the #1 volume home builder in Colorado Springs, building at many locations around the metro area. With these top builders, I focus on these new home communities close to Fort Carson:
PAINTED SKY at WATERVIEW: The Journey Homes community is Painted Sky at Waterview, located just south of Powers Boulevard at Grinell Avenue, about 10 miles to Fort Carson Gates 3 and 4 on the north side of Fort Carson. Painted Sky is even closer to Peterson AFB. Painted Sky's main attraction is convenience - closer to central Colorado Springs and all the stores and shops along Powers Boulevard.
MESA RIDGE: One Saint Aubyn Homes community is Mesa Ridge, located at Mesa Ridge Parkway and Sneffels St. Mesa Ridge is just 3 miles to Fort Carson Gate 20, the closest new home community to Fort Carson. It's almost walking distance to the "The Markets at Mesa Ridge" shopping center. About 5 minutes further north and east is LORSON RANCH, where Saint Aubyn offers homes in the $200k to $250k price range.
CUCHARRES RANCH: My featured Challenger Homes community is Cucharres Ranch, located near Marksheffel Rd. and Drennan Rd. Cucharres Ranch is about 9 miles to Fort Carson Gate 20, and it's even closer to Peterson AFB. It has a "bedroom community" feel, in a quiet rural area. It's reasonably close to Fort Carson, Peterson AFB, and Schriever AFB, our three largest military installations. Two other builders, Premier Homes and Creekstone Homes, offer homes here.
FOREST MEADOWS: Both Saint Aubyn Homes and Aspen View Homes offer homes at Forest Meadows, located off Woodmen Road at Black Forest Road, on the north side of Colorado Springs. Some Army families choose homes here to be on the "north side" and also to be in the Falcon District 49 School District. Challenger Homes and Keller Homes will be building homes here later this year.
MERIDIAN RANCH: Saint Aubyn Homes offer homes at Meridian Ranch, located in the Falcon, CO area out Highway 24 from Peterson AFB. While this is a longer commute to Fort Carson, Meridian Ranch has special amenities that many Army families decide is worth the drive -- the planned community network of trails, parks, the golf course, and the outstanding recreation center.
Photos and Prices on New Model Homes near Fort Carson and Colorado Springs
To assist you in finding a home to fit your BAH, I provide you here with monthly payment estimates as follows: I start with the base prices and then add on the regular VA funding fee to calcuate your loan amount. (If you have partial or full VA disability your funding fee may be reduced or waived.) The monthly payments include principal, interest, and location-specific estimates for taxes and insurance, everything but utilities. The payments are based on 100% VA 30-year loans (with the builder paying all of your closing costs and prepaid expenses), 4.00% interest rates, and the balance of builder incentives applied toward price reduction.
Base prices and standard features not only vary by builder, they vary by community. At every community, front yard landscaping and sprinklers are included. At some communities back yard landscaping and fencing are included, but at other communties they're not. Basic interior finish varies greatly from builder to builder. With one builder granite counters on the kitchen island are standard. With another builder, the island itself is extra. Just call me for details as I have this information and can give you much better estimates of real home prices and monthly payments than you will find anywhere else.
